A New Era of Results: Unleashing Wealth. Value. Success.

Client Success Story: Unleashing Hidden Value

One of Jen’s recent client success stories showcases the transformative impact of her FTCC proprietary program and team. A group of five young professionals purchased a five-unit residential building as tenants in common (TIC) for $2.5 million in San Francisco’s Western Addition neighborhood. Later, they discovered White Tiger, and with Jen’s guidance, they converted the property into individually owned condos with an investment of less than $200,000. The project was completed in nearly half the usual time, resulting in five proud condo homeowners and boosting the property’s value by over $1.5 million — turning her client’s dreams into an abundant reality.

Redefining Wealth Creation in Real Estate

Jen’s excellence in business and real estate has earned her multiple awards, including the Standing Ovation Award, which she received alongside her team leader early in her career at the largest real estate development company in Orlando, FL. There, she worked closely with the top executive team, serving as a liaison between executives, managers, consultants, and legal teams. She supported the preparation of quarter-billion-dollar NNN commercial property acquisition packages, conducted research and due diligence, assisted in preparing a $53 million loan commitment, and helped secure Board of Directors approval.  In addition to her corporate success, Jen has invested in nine residential properties, including condo conversion. With experience across diverse property types, she specializes in uncovering hidden value and generates wealth for her clients. Over the past decade, Jen has collaborated with esteemed industry pioneers and top professionals, continuously refining her expertise in condo conversions. Honed in San Francisco, a city known for its sophisticated and competitive real estate market, Jen has successfully navigated some of the nation’s most complex regulations — empowering her clients to transform their wealth.

A NEW ERA OF WEALTH CONSCIOUSNESS IN REAL ESTATE WITH WHITE TIGER. My “aha” moment came during a relentless search to break free from crowded markets and conventional investment barriers. That’s when I discovered condo conversion — an untapped strategy for exponential wealth creation. Taking the leap with my first project, I also uncovered a major gap: the lack of comprehensive services for projects beyond large-scale developments. To bridge this void, I created Fast Track Condo Conversion™ (FTCC) — a proprietary system that simplifies, streamlines, and accelerates the process, making condo conversion accessible to a broader audience and addressing neglected market needs across generations.

With over 25 years of diverse business and real estate experience, my journey began in childhood, working in my family’s mom-and-pop restaurant, and then transitioning in helping my immigrant mother with her property investments — a legacy I continue today. Rooted in a lifelong calling that began in Florida and spans over two decades in San Francisco, rising from humble beginnings, navigating corporate roles, startups, small businesses, entrepreneurship, and gained expertise in both residential and commercial real estate — led to the creation White Tiger Condo Conversion.

Backed by real-world experience, grit, a master’s in business administration, served as an adjunct instructor, I’ve gained deep insights into overcoming obstacle, barriers, and breaking glass ceilings. Today, as a visionary leader, I empower others to leverage condo conversion for financial freedom, equity growth, and market transformation — driving real impact in a new era of wealth creation.

As an innovator and published writer, my work has been featured in The View (Commercial Real Estate Women of San Francisco), The Registry (Bay Area Real Estate News), the San Francisco Business Times, San Francisco Bay Times, and on Kron4-TV. I’ve spoken for the San Francisco LGBTQ Speakers Bureau, engaging with schools of all levels, universities, companies, and local bank. I currently serve as a public representative for City College of San Francisco on the MA Advisory Committee for the Education Review Board.

WHITE TIGER is more than just a company; it’s my life’s calling. I believe that transforming properties, transforms lives — including yours.

BELIEVE in creating a new reality, and together, we’ll make it extraordinary,

Clients and Industry Experts Say...

“Now we happily have condos and are incredibly pleased with the increased value of our properties."

"After several frustrating years of trying to navigate the confusing and daunting condo conversion process in San Francisco, we had reached a point where we had made little progress. Luckily, we are able to find Jen and White Tiger Condo Conversion, who helped us successfully complete the condo conversion process.

After trying to do it ourselves, I firmly believe that the condo conversion cannot be a do-it-yourself operation. You need help from a professional who has a deep understanding of the condo conversion process. We didn't have that at the start, and it cost us a lot of time and money. Jen has an expert team of specialists in the legal, construction, and planning fields that efficiently handle all the details of the process. I can honestly say that we would still be trying to finish the condo conversion process if we had not found Jen and White Tiger Condo Conversion."
MARCELO POIRIER
ADMINISTRATIVE LAW JUDGE, CALIFORNIA PUBLIC UTILITIES COMMISSION
"I feel confident that Jen will be a valuable resource for her future clients."

“2-4 unit condominium conversions represent one of the most cost-effective and low-risk opportunities for creating additional value in San Francisco residential real estate.”
ANDY SIRKIN
PIONEERING TENANTS IN COMMON (TIC) ATTORNEY
“Dealing with Jen was a night and day change from navigating the murky, labyrinthine city processes ourselves. White Tiger made condoization achievable and greatly helped us increase our property value and net worth.”

“I bought a two-unit tenancy-in-common building with a close friend who also had a strong background in Do-It-Yourself home repair. As we’re both capable government attorneys, we thought navigating the San Francisco condoization process would be feasible to handle ourselves. After a few experiences with the relevant city departments (easily the most frustrating experience I’ve had dealing with a government organization I’ve ever had, and that is what I do for a living!), we sought out White Tiger, whom we’d heard about from our real estate agent. Jen screened and supervised contractors as well as getting the city paperwork moving."
ELIZABETH DORMAN
PRINCIPAL COUNSEL, CALIFORNIA PUBLIC UTILITIES COMMISSION
“After evaluating the high cost and low supply of housing in San Francisco, we realized that our best path to ownership was purchasing a two-unit building and setting up a TIC, with a plan to condo convert at a later date.”

"Since those factors are more present than ever, I think a two-unit condo conversion is still a good path to home ownership — if you approach it the right way and not try to do it yourself.”

Jen Chan: 2020 Elevate Inspirator Award Nominee

“Help individuals reach their goals and serve as a resource and mentor. Plays a direct role in the professional development of a colleague within her industry.”
THE REGISTRY
CREWSF, CREW BAY AREA, THE Q
“Homeownership creates stability of tenure and is one of the major ways that Americans build wealth and financial security. "

"Given the limited land supply in San Francisco, condominium conversion is viewed as an easier way to expand homeownership opportunities than through new construction.”
SAN FRANCISCO PLANNING AND URBAN RESEARCH ASSOCIATION (SPUR)
"Tenancy in common is a popular way for two or more individuals to purchase a share of a property, offering them equal access to the property."

“If you’re planning on buying real estate with a friend, relative, or business partner, you may consider a tenancy in common (TIC) agreement. You can use this agreement for personal or commercial properties.”
FORBES ADVISOR
"Different forms of tenure, going beyond a binary choice between rental and homeownership, can offer more options to city residents struggling to afford a house."

“They include build-to-rent, shared ownership, and shared equity ownership.”
